CHOOSE THE RIGHT GIFT TYPE
Dubai law allows two gifting routes:
1. Direct gift (Hiba) – immediate transfer, full 4% fee.
2. Inheritance gift (Wasiyyah) – only if the donor dies, fees drop to 0%.
If the donor is alive and healthy, skip Wasiyyah. Focus on Hiba. If the donor is elderly or ill, consult a Sharia lawyer immediately to structure Wasiyyah correctly.

USE A CORPORATE VEHICLE FOR HIGH-VALUE PROPERTIES
If the property is worth over AED 10 million, transfer it into a free-zone company first. Gifting shares in a company triggers a 0.25% fee, not 4%. You’ll pay AED 25,000 on a AED 10 million property instead of AED 400,000.
Open a free-zone company in DMCC or DIFC. Transfer the property into the company. Then gift the shares. Total cost: AED 30,000–AED 50,000. Savings: AED 350,000.
PREPARE ALL DOCUMENTS IN ADVANCE
DLD rejects incomplete files on the spot. You’ll lose your appointment slot and wait another 2 weeks. Gather these now:
– Original title deed
– Passports and Emirates IDs of donor and recipient
– No-objection certificate (NOC) from the developer (if off-plan)
– Valuation report from a RERA-registered valuer
– Signed gift deed (drafted by a Dubai lawyer)
– Proof of relationship (birth certificate, marriage certificate)
Scan everything. Save digital copies on your phone. Print two hard copies. Keep one in a folder, one in your car.
BOOK THE DLD APPOINTMENT ONLINE
DLD’s online portal is the only way to book. Walk-ins are turned away. Log in to the DLD website. Select “Property Transfer Services.” Choose “Gift Transfer.” Pick the earliest available slot. Morning slots fill fastest. Book before 8 AM.
If no slots are available, refresh the page every 30 minutes. Cancellations happen daily.

BRING A LAWYER TO THE APPOINTMENT

Hire a property lawyer for AED 3,000–AED 6,000. Tell them to meet you at the DLD center 30 minutes before your slot.
NEGOTIATE THE VALUATION REPORT
Valuers sometimes inflate values to cover their own liability. If the report seems high, challenge it. Ask for comparable sales in the same building or community. Present your evidence to the valuer. Request a revised report.
If they refuse, switch valuers. You have 7 days to submit the report. Use them.
STRUCTURE THE GIFT AS A LOAN FIRST
